WNY Weekend Update + Buffalo Spring Market Snapshot -Feb 2026
Buffalo never really slows down, even in February.
Between beer festivals, car shows, Bandits games, and a very active housing market, there’s a lot happening in WNY right now. Here’s a quick weekend update, plus what I’m seeing in the Buffalo real estate market as we head toward spring.
Buffalo Market Snapshot
As of late February 2026, the median home price is sitting roughly between $227,000 and $275,000 depending on neighborhood and property type. Buffalo remains one of the most affordable metro markets in the Northeast, especially compared to cities like Boston or New York where similar homes can easily run $600,000 or more.
Homes are averaging about 18 days on market. That’s fast. If you see something you love, chances are you’re not the only one.
Multiple offers are still common, particularly in Clarence, Amherst, Orchard Park, and certain pockets of Hamburg and Williamsville.
What I’m seeing daily is buyers trying to get under contract before the full spring rush hits in March and April. Sellers are in a strong position, but pricing strategy still matters. Buffalo’s affordability continues to attract relocation buyers, and local homeowners are making moves before competition increases.

Spring Market Prep
Spring listings typically start hitting in mid-March. If you’re thinking about selling or buying, preparation should start now.
For Sellers
Focus on decluttering and deep cleaning. Buyers form opinions quickly. Clean counters, organized spaces, and good lighting matter more than most people realize.
Take care of small repairs like chipped paint, loose hardware, or minor plumbing issues. These details influence how “move-in ready” a home feels.
Price strategically from the beginning. Overpricing in this market can slow momentum quickly. The first week on market is critical.
Professional photography is non-negotiable. Most buyers are scrolling online before they ever schedule a showing.
For Buyers
Get fully pre-approved before you start touring homes. Be flexible with showings. Expect competition, but don’t panic.
Keep inspections in place, but understand that being overly rigid in a competitive market can cost you opportunities.
Different Buffalo neighborhoods move at different speeds. Having someone who watches the market daily makes a real difference.
